Designing a Rental Property VS Your Home

HGTV asked Sandra Asdourian Interiors about designing a rental property. The following are some of the key elements from the article. See the entire piece here.

When selecting materials in a rental space, start with the flooring. A good choice would be wood floors or tile flooring for easy cleanups. Although in your own home, wall-to-wall carpet in the bedrooms is lovely. The luxurious feeling that creates a bedroom sanctuary is perhaps not the wisest decision for a rental property. You will see lots of wear and tear, stains, and more than usual carpet wear-down.

Use Area Rugs

Furthermore, regarding flooring, no one wants a frigid and bare floor. It would not feel very welcoming. Using area rugs in a rental property throughout the various rooms helps define the space and create a bit of warmth — even in a small rental. Another tip, always uses outdoor area rugs in a rental project, even indoors. Made for wear and tear, and if your rental property is near the beach or a body of water, they will perform better against the elements, regularly tracking in and out of the house

Employ Double-Duty Furniture

In a rental property, it is essential to have furniture that is double purpose. It can mean chairs and barstools that are indoor/outdoor so that your renters can move things around quickly if needed. Or a cabinet that houses plates and glasses and doubles as storage for extra blankets or towels for your renters.

Fill the Space With Large Artwork

Keep the artwork large and relatively general in a rental property. Using several large paintings to fill the walls makes a statement and can be done relatively cost-efficiently.
